Yes, we offer free estimates to those looking for roof repairs or roof replacements.
How much does a new flat roof cost?
If we had a nickel for everytime a building owner or property manager asked us this question we’d be extremely wealthy. It’s difficult to answer because there are so many factors that can drive the cost of a roof replacement i.e if it’s a flat roof are we reroofing over the existing roof or are we completely tearing off down to the structural deck. Other questions for a flat roof replacement might be roof type, warranty coverage, size of the roof, busy or wide open roof, nailable or non-nailable structural deck, full tapered insulation or structurally sloped deck, new metal or reusing the metal flashing (i.e coping cap), etc. Best thing to do is have one of our estimators take a look and provide our recommendations with a scope and a price taking into consideration your needs and wants.
How much does a new pitched roof cost?
Same thing, it’s a common question that we get a lot but it’s difficult to answer in a simple way. Again there are so many factors that can drive up the cost of a new roof i.e if it’s a pitched roof are we installing asphalt shingles or slate or metal? Other questions for a warranty coverage, size of the roof, the number of facets (i.e ridge cap, eave, valleys, etc.), is there replacement of rotten plywood decking, are we replacing the gutters or leaving them in place, etc. No 2 roof projects are the same and we wouldn’t want to provide any information over the phone that isn’t 100% correct. Again, the best thing to do is have one of our roofing professionals take a look and provide our recommendations with a scope and a price taking into consideration your needs and wants.
What is the best type of roof to install?
This is a hard question to answer, as every building is different. The perfect roof for your property will depend on the pitch and shape of the roof, your building usage (i.e hotel vr restaurant), as well as your desired budget. Roofing system options can vary greatly, that’s why we recommend you have us come out and take a look, then provide you with our suggestions and an estimate!
How do I know if my roof should be replaced or repaired?
Without seeing the roof in person, this is too hard to say. Typically, most flat roofs are designed to last 20-30 years if taken care of properly. On the other hand pitched roofs like metal and slate can last anywhere from 50-100 years. From our experience if your roof has been well-maintained throughout most of its service life then there’s a high probability that your roof will outlast most other roofs by a number of years
Also, then again if you have a roof that hasn’t been well-maintained, is up there in age and has multiple patches caused by many emergency leak service requests, then most likely the roof will need to be replaced before too long.
However, plenty of roofs last decades and only need patching. We’re roofing professionals who will help you find the right fit for your property and budget.
How long will it take to install my new roof?
This will depend on the size and scope of your roofing project. Most residential roof replacements take about a day, whereas commercial roof replacements require more work and take longer.
Is my roofing system a candidate for coating?
Roof coatings, also referred to as liquid applied roofing systems, are a widely used and cost-efficient alternative to traditional membrane roofing systems. This is due to the availability of warranty coverage, the straightforward installation process, and minimal disruption. However, it is important to note that the performance of a roof coating is predicated on the condition of the underlying roofing system. For this reason, it is recommended to schedule an inspection with a skilled professional to determine if your roof is suitable for a coating, and to review the various options available for consideration.
